Fargo homeowners share concerns over property assessments and the city assessor explains how the process works
FARGO, N.D. (KVRR) — It’s an annual assessment for homeowners, and many still question how their property assessments rose substantially the previous year.
“We gather all the sales that are happening in the real estate market. Whether they are commercial or industrial or residential apartments, whatever it is and we look at the difference between the assessed value and what it sold for. And see how those match up,” said Michael Splonskowski, City Assessor.
City assessors follow the market values throughout the year with the aid of the county recorder’s office. Depending on how high or low the sale price of the house or houses in the area, the assessed price will either increase or decrease.
“If it is wildly different from that ninety to one hundred percent, if it’s much higher, then we have to consider reducing your value because the market is saying it’s not worth that much. And we do have properties where we reduce the value as well. So it’s all determined off of the market, the sales that transact throughout the year,” said Splonskowski.
Some have taken to social media, saying they don’t understand the increase and won’t allow the city assessor in. But Splonskowski wants people to know it’s a good thing to have your property assessed and know its value.
“I can see from the homeowner’s perspective why they don’t like to have us in, we’re not going to force our way in. But if you want an accurate appraisal and an accurate assessment of your property, than its better to let us in,” said Splonskowski.
City assessors will begin making their rounds to homes beginning June 1st.
The city will be holding an equalization board meeting on April 14th. Anyone wishing to appeal their assessment may do so at the meeting.
