FARGO, N.D. (KVRR)  – The West 45th Business Center looks largely unused from the outsider’s eye.

One company active in those buildings is Roers, a construction, development, and property management firm.

They’ve got a bold vision for the space at the corner of 45th Street S. and 2nd Avenue S.

As of now, Fargo doesn’t have provide property tax incentives for renovations to buildings that are just 25 years old.

Roers wants those tax incentives to help with their project, though.

Director of Strategic Planning and Resources for the city of Fargo, Jim Gilmour, says this pitch could be the one that causes them to change their policies.

“I think this application will kind of spur the discussion,” he said.

The proposal for the Center of Innovation covers 222,000 total feet of commercial space, much of it dedicated to commercial tenants, with some allocated for co-working areas.

There’s also a big chunk set aside for residential units; 225, to be exact.

The city is favoring mixed-use developments like this one, as it allows more services to be concentrated in a single area, cutting down on urban sprawl.

The City Commission will discuss whether or not their current policy should be amended to consider property tax incentives for this project at their next meeting, this coming Tuesday, the 27th.
